O custo ao longo da vida útil de um edifício após a construção é elevado e cada vez mais,
os edifícios têm apresentado um grau maior de complexidade, portanto é fundamental que
o bom uso e a manutenção ao longo desse período sejam efetivos, de modo que os
desempenhos de projeto sejam cumpridos, para isso é importante que o responsável tenha
acesso a todas as informações e consiga assim fazer a manutenção de maneira efetiva.
Uma das ferramentas que garantem o acesso das informações é o Manual de Operação e
Manutenção.
As mudanças tecnológicas influenciam também na vida útil do edifício, o Building
Information Modeling (BIM) é uma dessas mudanças que veio para facilitar e auxiliar no
processo, é utilizado principalmente para a elaboração de projetos, mas apresenta outras
funcionalidades interessantes a serem estudadas, como a elaboração do Manual de
Operação e Manutenção. Sendo assim, com esse trabalho procurou analisar se o uso da
metodologia BIM, para elaborar um Manual, a partir de uma modelagem já existente é
mais acessível, prático e efetivo. Para a análise partiu-se de informações já contidas no
modelo, projetado em Revit, e para a extração desses dados utilizou-se da ferramenta
tabelas do próprio programa e também do Construction Operation Building Information
Exchange (COBie).
No desenvolvimento do trabalho notou-se que são poucas as informações contidas em
uma modelagem BIM, o que implicou na falta de informações para o Manual. Além disso,
foi estabelecido uma comparação entre utilizar apenas o Revit e utilizar o COBie para a
exportação de dados, apresentando as vantagens e desvantagens de cada um. É importante
ressaltar que as informações deverão ser preenchidas durante todo o processo do edifício
e quanto mais úteis essas informações forem, mais válida será a utilização do BIM na
manutenção de edifícios.
ABSTRACT: The cost throughout the life of a building after construction is high and increasingly, the buildings have presented a higher degree of complexity, so it is essential that proper use and maintenance throughout this period are effective, so that the project performances are fulfilled, for this it is important that the person responsible has access to all information and can thus make the maintenance effectively. One of the tools that guarantee access to information is the User Manual. Technological changes also influence the useful life of the building, Building Information Modeling (BIM) is one of those changes that came to facilitate and assist in the process, it is mainly used for the elaboration of projects, but presents other interesting features to be studied, such as the elaboration of the Operation and Maintenance Manual. Therefore, with this work, it sought to analyze whether the use of BIM methodology to prepare a Manual, based on an existing model, is more accessible, practical and effective. For the analysis, we started with information already contained in the model, designed in Revit, and for the extraction of this data we used the tables tool of the program itself and also of Construction Operation Building Information Exchange (COBie). In the development of the work, it was noted that there is little information contained in a BIM modeling, which resulted in the lack of information for the Manual. In addition, a comparison was established between using only Revit and using COBie to export data, introducing the advantages and disadvantages of each one. It is important to emphasize that the information must be filled in throughout the building process and the more useful this information is, the more valid the use of BIM in building maintenance will be.
