Abstract(s)
Diante do rápido avanço da tecnologia no ramo da construção civil e das edificações
com porte e complexidade cada vez mais elevados, surgem ferramentas de planejamento e
gestão que podem auxiliar o setor a otimizar os processos, com influência nos custos da
operação. É nesse contexto que o BIM (Building Information Modeling) vem ganhando
espaço dentro do mercado, integrando todos os envolvidos no processo, desde as fases
iniciais, e tornando a obra mais enxuta. A metodologia BIM permite a criação de modelos
virtuais, ricos em informações gráficas e descritivas, possibilitando a compatibilização de
diversas especialidades de projeto, além de facilitar a visualização de interferências. Além
disso, com o BIM também é possível caracterizar elementos construtivos e sistemas técnicos
existentes, essa informação oferece suporte para a aplicação de ações para manutenção
adequada. Desse modo, esta dissertação tem como objetivo avaliar o funcionamento de uma
edificação e o gerenciamento da manutenção. Isto será feito através da modelação de uma
edificação e de análises das planilhas geradas a partir do software Revit através de
ferrementas de interoperabilidade (COBie) e posteriormente esses dados serão importados por
um software Computerized Maintenance Management System (CMMS), que permitirá a todos
os intervenientes na gestão do edifício analisar o estado das operações de manutenção. Por
fim, será sugerido um modelo de fichas de manutenção, que serão preenchidas com os dados
referentes ao edifício estudado.
ABSTRACT: Faced with the rapid advancement of tools in the field of civil construction and buildings with increasing size and complexity, planning and management tools arise that can help the sector to optimize processes, influencing costs of operation. It is in this context that BIM (Building Information Modeling) has been gaining space in the market, integrating all those involved in the process, since the early stages, and becoming a leaner work. BIM technology allows the creation of virtual models, rich in graphic and descriptive information, enabling the compatibility of different types of projects, in addition to facilitating the visualization of interferences. Besides that, with BIM it is also possible to characterize constructive elements and existing technical systems, this information supports the application of actions for adequate maintenance. Thus, this research aims to evaluate the functioning of building and maintenance. This will be done through the modeling of a building and analysis of spreadsheets generated from the Revit software through interoperability tools (COBie) and later these data will be imported by a Computerized Maintenance Management System (CMMS) software, which will allow all stakeholders in building management analyze the status of maintenance operation. Finally, a model of maintenance sheets will be suggested, which will be fill in with the data referring to the building studied.
